The Space Tucked into Provincetown's Gallery District, this is a bay-view one-bedroom with a private saltwater hot tub, a vintage pinball machine, and the kind of quiet that makes you forget Commercial Street is two minutes away on foot. You're steps from the legendary Ciro & Sal's — where Anthony Bourdain learned to cook and later wrote about in Kitchen Confidential — and the equally excellent Mews, both open year-round. Walking distance to everything Ptown has to offer, day and night. Upstairs The entry, living room, kitchen, and full bath share a wide view of Cape Cod Bay from every angle. The deck has a lounger, two love seats, and a dining table. Inside, there's a proper workstation — 24" monitor, dock, keyboard, mouse, and a Haworth Fern office chair. The Fern is an S-tier ergonomic seat (kinematic back, digital-knit suspension, same league as the Herman Miller Aeron and Embody) — if you're going to work a few hours with the bay in front of you, you'll notice the difference. The living room is anchored by a Samsung Frame TV paired with an AirPlay-compatible Sonos soundbar and surrounds — so you can cast from your phone or laptop and the room sounds like a small cinema. The kitchen has a full-size fridge and freezer, dishwasher, stove, Breville toaster oven, kettle, and coffee maker. The bathroom has a soaking tub, shower, and bidet. Downstairs The bedroom opens directly to a private patio, garden, and the saltwater hot tub. The queen bed has a natural temperature-regulating cotton and wool mattress cover. Blackout shades when you want them, and Sonos stereo speakers in the room for AirPlay from bed. The laundry room sits behind the hot tub with a washer and dryer for longer stays. A/C, heating, ceiling fans, and a dehumidifier are throughout the house. The saltwater hot tub — why it's different Most hot tubs you've been in use chemical chlorine dosed by hand. This one makes its own, from salt, at a fraction of the concentration of a chemical tub. The practical differences: • Silky on the skin. The water genuinely feels different — softer, almost soft-cotton — and doesn't leave that dry-skin-and-chlorine-smell aftertaste. People get out cleaner than they got in. • Gentler on eyes and hair. Low dosage means less of the irritation you'd get from a public or chemical tub. • Maintained year-round by a professional service. What you step into is a tub that's been looked after the way a good hot tub deserves. Vintage pinball A 1979 Bally Dolly Parton pinball machine set to free play — no quarters, just press START and pull the plunger. One of only ~7,350 ever made. Bally originally painted Dolly as a barefoot country girl; her publicists rejected it — "She's gowns and lights. She's everything in Vegas." The backglass was redesigned, but the original country-girl art survived on the playfield. Two Dollys in one machine. Plays "Here You Come Again," her Grammy-winning first pop crossover hit. Bayview Oasis 177 Bradford Street - Unit E, Provincetown, Massachusetts HOUSE RULES & MANUAL - Revised August 2026 GUEST REQUIREMENTS & POLICIES Have a great time, enjoy your stay! Within 72 hours of booking confirmation, please have YOUR ENTIRE PARTY read these Rules and sign the Rental Agreement in the Guest Portal. Guest Registration & Occupancy • EVERY guest and visitor must be a registered member of your reservation to be permitted access to the property • No parties - after check-in, ANY additional unregistered guests or visitors noted on property are subject to a fee of $100 per person, per night • If you have guests above the maximum, your entire party will need to pack up and depart • Age requirement: please do not book if you or any of your guests are under 21; this property is not suitable for children Building Policies (Bradford Heights Condominium) • NO SMOKING building - this includes all smoked products. If you smoke here or tamper with a monitor, your reservation will be cancelled and you'll be asked to leave within the hour with no refund • Quiet hours: 11:00 PM - 8:00 AM - keep the volume of TVs, music and conversation at levels that won't disturb neighbors • No grilling on the deck or patio - the gravel area only. There is no grill on-site • Pets: dogs welcome with a pet fee added on the reservation via the Guest Portal. Other pets by prior approval. All pets must be listed on your reservation • Beach towels are not provided - available to purchase at $20 each PROPERTY OPERATIONS Arrival & Departure • Check-in: 4:00 PM • Check-out: 10:00 AM - cleaners may arrive as soon as 10:00 • Early check-in may be possible if the unit is ready. Ask in the app the morning of arrival; a $50-$75 fee applies when the cleaners can adjust Access & Security • Door code: the last 4 digits of the phone number on your reservation. Hit the checkmark after the code to unlock or lock. The same code works on both doors and is active for your whole stay. There is no physical key • Bedroom door can pop open unless you lock it: pull the handle up and twist the knob • Circuit breaker: in the kitchen, behind the white/red/blue painting above the microwave • Front storm door: the closer button on the arm can stick. Press it in firmly while easing the door shut and it will latch • Reaching us: message us in the app - it reaches us fastest and keeps everything in one place. The phone number for genuine emergencies is in your check-in message and in the printed manual in the unit. Non-urgent calls are subject to a fee Technology & Utilities • WiFi: Tubes | Password: 177Bradford (case-sensitive) • Screens: Samsung Frame TV upstairs, white remote. Roku and Apple TV downstairs in the bedroom, two black remotes. Streaming is bring-your-own - sign in with your own accounts and please sign out before you leave • Audio: AirPlay Sonos - soundbar and surrounds upstairs, stereo speakers in the bedroom. Android users can download AirMusic (7-day free trial, about $5). If a speaker won't appear, unplug the silent Sonos device on that floor for a minute and plug it back in • Lighting: touchscreen switches with saved scenes, plus touch dimmers beside the screens. Upstairs there is a round 3-button remote: Chill Mode, Just Birds, and Everything Off. Downstairs at the bed, the RIGHT control goes up and down only for the overhead halogens; the LEFT control has 4 buttons for the lamps - up and down for brightness, left and right to step through the color schemes • If a switch screen freezes or the lights flicker: make an L with both hands, thumbs under the bottom edge of the faceplate and index fingers up the sides. Slide the faceplate up, press on the bottom, then slide it back on • The round light remote is rechargeable. If it stops responding it needs a charge - use the USB charger by the upstairs monitor until the light shows green. Spare batteries and bulbs are in the corner cabinet, top drawer marked HT&B, code 1776 • Please avoid excessive internet or energy use Climate Control • Pioneer mini-splits on each floor handle both heating and cooling. Control them from the square Cielo wall thermostats or the Pioneer handheld remotes in their holsters. Set a temperature, pick heat (flame), cool (snowflake) or auto, and allow 15-20 minutes • Weak airflow? Raise the fan speed first. That is by far the most common cause • The upstairs unit's own remote reads 5-10°F warm. Trust the square Cielo wall thermostat • Fan mode moves air without changing temperature; dry mode pulls humidity. There are no ceiling fans • Close all windows and doors while running heat or AC, or the system drops to fan mode on a timer • A round Nest thermostat upstairs runs the slower propane baseboard heat • "Everything Off" by the door shuts down lights and devices but deliberately leaves winter heat on at a reasonable temperature so the pipes stay safe Saltwater Hot Tub • Professionally maintained year-round. Saltwater is gentler on skin, eyes and hair than chlorine - the silky feel is normal • Check the water within 2 hours of arrival (clear, no film) and report anything off before checkout to avoid service fees • Shower or rinse before entering. No oils, lotions, sunscreen or fabric softener - they break the salt balance • Keep the water above the jets in the back right corner. Top up from the upstairs hose in warm months, or the bucket by the tub in winter. Adding a lot of water? Let us know, it may need salt • Keep the cover on when not in use and fasten the straps in wind. No food or glass in the tub • Do not add chemicals or salt yourself. Leave the temperature at 100°F at checkout Kitchen, Bath & Laundry • Only toilet paper goes in the toilet - everything else in the trash. Close the shower curtain fully when showering • Stove: if a coil burner won't heat, lift it slightly and press it firmly back into its socket until flat • Dishwasher: Eco, Regular or Strong. Keep the drain hose in the sink, hung with the attached string, so it drains fully • Coffee is drip-only. Bring what you need for pour-over or French press • Washer and dryer are downstairs behind the hot tub, via the outside stairs on the left side of the deck. Emergency laundry sheets are on the lower left shelf. Bring your own detergent for larger loads. Free during your stay Trash & Recycling • Trash in the indoor cans. Recycling in the blue bin by the refrigerator • Recycling must go out in PAPER bags - a town requirement, no plastic bags. Spare paper bags are inside the green ottoman • Pickup is early Tuesday, curbside Monday night. Bring bins back inside - raccoons and gulls get into them DEPARTURE CHECKLIST (10:00 AM) • Hot tub: check the water level and send a photo of the corner water covering the jets, set the temperature to 100°F, run the jets and skim any bubbles • Trash in cans, recycling bagged in paper in the blue bin • Lock downstairs and upstairs • Press "Everything Off" by the door • Depart by 10:00 AM Questions about anything here? Location was amazing with great views of the ocean. On site parking was a dream. The condo was clean. The bed was comfortable. The hot tub was extremely relaxing! I would stay again hands-down!
